Sadly, our experience with them had jaded us to the usefulness of home inspection. Then we met Rob. He took the time not only to explain, but to teach and prepare us for what we might encounter in the next few months and years. My wife and I felt extremely blessed to have him do the inspection. D. I put in an offer on one of her houses out in Aurora. You company was flexible as I had to keep rescheduling when the listing agent for 2706 W. Bates wouldn't allow access over a period of about 10 days. Thanks for being so flexible. I think we were at the property from about 3:30 until early evening, maybe 7p.m. The drain test fellow arrived first and found 3 problem areas. We set up radon testing for 3 days, which you later retrieved and we also did 3 mold samples. Those tests came back positive for 3 types of mold spores, significantly higher than the outside tests. The house wasn't properly sealed around the windows, had a downspout pouring rain catch water into the front west basement corner. That basement room is where we did the tests, and the results were high. These test results could probably have been explained better, since they were tiny parts per something. It was hard to visualize what that meant on a larger scale or the exact significance. The final report was extensive. The radon levels in the basement were also twice as high as considered permissible, but for a couple of thousand dollars could have been mitigated. There were structural issues, especially with the floor supports on the south side underneath the kitchen and bath areas. My friend, who also does inspections and extensive renovations, felt that a structural engineer might be needed to determine whether the situation was permanent and stable. These would be the key deciding factors, although there was a list of probably 3 dozen other areas that would need attention, including leaks in the gutters, redirecting downspouts, drafts around the front and rear doors, emergency cut off switch for the furnace and then the priority calmed down as it went on and on. It was money well spent to not end up with thousands of dollars of headaches. If there had been a s P.
